‘Round Corner’ is a mixed-function establishment which will be located in Tirana’s New Boulevard. The building has an open plan as it is demanded to keep the functionality flexible. The structural columns are placed in such a way that maximizes the parking spots as well as provide various functional options (service units on the ground floor and office spaces, housing modules or hotel rooms in the other storeys).The building envelope emphasizes the aim to keep it it flexible, as it is a continuous glass facade with balconies that are attached to it. The structural columns are placed in a distance from the facade. Furthermore, it was required a continuum between this building and the one right next to it, which was achieved by adapting the railings to the heights of the different sections of the glass-concrete facade of the existing establishment. The building has one  underground level for parking spaces which is accessed by an automobile elevator on the ground floor on the north facade. The entrance for its inhabitants is on the west side, while the ground floor is accessed on the west and south side, which are near the main streets.

‘Round Corner’ është një ndërtesë me funksione mikse, e cila do të vendoset në Bulevardin e Ri të Tiranës. Ndërtesa ka një plan të hapur për të mbajtur funksionalitetin fleksibël. Kolonat strukturore vendosen në një mënyrë të tillë që maksimizon vendet e parkimit, si dhe ofrojnë mundësi të ndryshme për organizimin funksional (njësi shërbimi në katin e parë dhe hapësira zyrash, rezidenciale ose hoteleri në katet e tjera). Fasada e ndërtesës thekson qëllimin për ta mbajtur atë fleksibël, pasi është një fasadë xhami e vazhduar me ballkone që i janë bashkangjitur. Kolonat strukturore vendosen në distancë nga perimetri i ndërtesës. Për më tepër, është realizuar një vazhdimësi ndërmjet kësaj ndërtese dhe atë pranë saj, e cila u arrit duke përshtatur parapetin me lartësitë e seksioneve të ndryshme të fasadës prej betoni & xhami të ndërtesës ekzistuese. Ndërtesa ka një kat nëntokë për vende parkimi, e cila aksesohet nga një ashensor për automjete në katin përdhe, në fasadën veriore. Hyrja për banorët është në anën perëndimore, ndërsa kati përdhe aksesohet përgjatë rrugëve kryesore në anën jugore dhe perëndimore.

This project is a proposal for a hotel in Rradhime consisting of 6 floors. In the southern facade that we see
from the beach, we can read all six floors, but if we see it from the street on the northern facade, from where
the main access is made, the object is perceived as 3 floors, due to the slope of the terrain that hides a part of
the two lower floors. The ground floor in relation to the beach is used for the functions of the bar – restaurant,
spa, training area, and service areas that are part of the hotel. The other floor, which has an opaque facade in
relation to the beach, is used only for parking, and is accessed by a ramp that starts from the upper floor that
has access from the street. The ground floor in relation to the street is also the floor of the main access, where the
functions of the reception, the waiting area and an indoor and outdoor coffee bar are located. What is more
striking about the building is the volume of the coffee bar, which is directed at an angle to the west in relation
to the rest of the building, and appears as a suspended volume. The rooms are distributed on the second and
third floor of the building, where we find the same typology of rooms, except for the rooms located at the end
of the building, which gain more surface area. Each of the rooms has a small balcony facing the beach.

Ky projekt eshte nje propozim per nje hotel ne Rradhime i perbere nga 6 kate. Ne faaden jugore qe sheh
nga plazhi objekti shfaqet me 6 kate, por nese e shohim nga rruga, nga ku behet dhe aksesi kryesor, objekti
perceptohet si 3 kat, per shkak te pjerresise se terrenit qe fsheh nje pjese te dy kateve te poshtme. Kati perdhe
ne lidhje me plazhin shfrytezohet per funksionet e bar – restorant, spa, hapsire stervitje, dhe hapsira sherbimi
qe jane ne funksion te hotelit. Kati i seperm, i cili ka nje fasade opake ne lidhje me plazhin, eshte i shfrytezuar
vetem per parkime, dhe aksesohet me ane te nje rampe e cila nis nga kati i siperm qe ka akses nga rruga. Kati
perdhe ne lidhje me rrugen eshte gjithashtu kati nga ku behet aksesi kryesor per ne hotel, ku jane vendosur
funksionet e recepsionit, hapsires se pritjes dhe nje bar-kafe e brendshme dhe e jashtme. Cfare bie ne sy me
teper tek objekti eshte volumi i bar kafese i cili eshte i drejtuar me nje kend per nga ana perendimore ne raport
me pjesen tjeter te objektit, dhe del si volum konsol duke dhene idene sikur qendron pezull siper dy kateve te
dukshme nga plazhi. Dhomat shperndahen ne katin e dyte dhe te trete te objektit, ku gjejme tipologji te njejte
te dhomave, pervec dhomave qe ndodhet ne anet fundore te objektit te cilat fitojne me shume siperfaqe. Secila
nga dhomat ka nje hapire verande te vogel drejtuar nga plazhi.

The project of this bar & restaurant consists in creating some special facilities that are easily connected to each other. The primary spaces are: the main courtyard, bar, restaurant and backyard.
The main outer courtyard has direct contact from the street, it also offers partial coverage with the metal structure covered with transparent glass, which is open at certain times of the year. The main function is the bar, but the space can be adapted to different activities.
The bar is the focal point that links the outside courtyard with the restaurant. The connection is made stronger by means of decorative elements such as lighting, textures, materials and colors used.
The restaurant has suitable spaces such as booths and the outer backyard which is a more secluded area, where the greenery is intertwined with the design.
The backyard offers a more intimate dining space, away from the noise and in the uncovered natural environment.
The restaurant is connected to the backyard by an arcade. This arcade creates a game of different shadows depending on the natural lighting while adding a different experience to the users of the space.

Projekti i këtij bar-restoranti konsiston në krijimin e disa ambienteve të vecanta që lidhen lehtësisht me njëri-tjetrin. Hapësirat kryesore janë: oborri i jashtëm, bari, restoranti dhe oborri i pasëm.
Oborri i jashtëm kryesor ka kontaktin direkt nga rruga, ofron mbulim të pjesshëm me strukturën metalike të veshur me xham transparent, e cila në periudha të caktuara të vitit është e hapur. Funksioni kryesor është bari, por që mund të përshtatet me aktivitete të ndryshme.
Bari është pika fokale që lidh oborrin e jashtëm me pjesën e restorantit. Lidhja bëhet më e fortë me anë të elemetëve dekorativë siç janë ndriçuesit, teksturat, materialet dhe ngjyrat e përdorura.
Restoranti ka hapësira të përshtatshme siç janë booth-et dhe oborri i jashtëm i pasëm i cili është një zonë më e veçuar, ku është ndërthurur gjelbërimi me pjesën e dizajnit.
Oborri i pasëm, ofron një hapësirë më intime për ngrënie, larg nga zhurmat dhe në ambient natyral të pambuluar.
Nga restoranti te ky oborr kalohet përmes një harkade të çrregullt. Kjo harkadë krijon një lojë hijesh të ndryshme në varësi të ndriçimit natyral duke ofruar një eksperiencë të shtuar për përdoruesin.

CityView Apartment is located in Tirana in one of the main street junctions of the city “Myslym Shyri” street. The apartment is located on the last floor of a tall building made up of 11 floors, with the main views positioned towards the south. This allows the apartment to have abundant natural light from the south and a view of the city. The apartment is a 3+1 configuration with 2 bathrooms. The main space is the living, kitchen and dinning area which are proposed as an open space plan, following the existing function distribution of the apartment. The main difference between the existing and the proposed plan is that the existing plan is a 2+1 configuration, meaning that our proposal adds an extra bedroom by distributing the spaces in such a way that they are both functional and spacious enough to conduct all activities required by the client. The living space is also completed with a study area in which a library and a study corner was proposed. There is one master bedroom that has access to a one of the bathrooms, two bedrooms, a shared bathroom and two balconies, one of which looks to the south and the other to the east. The clients required as much storage as we could afford in the planning, leading to many hidden storage places, over the bed closet spaces, and balcony furniture for additional storage.

CityView Apartment ndodhet në Tiranë në një nga kryqëzimet kryesore të rrugës së qytetit “Myslym Shyri”. Apartamenti ndodhet në katin e fundit të një ndërtese të lartë të përbërë nga 11 kate, me pamjet kryesore të pozicionuara në drejtim të jugut. Kjo lejon që apartamenti të ketë dritë të bollshme natyrore nga jugu dhe një pamje të qytetit. Apartamenti është një konfigurim 3+1 me 2 banjo. Hapësira kryesore është zona e ndenjes, kuzhinës dhe darkës të cilat propozohen si një plan open space, duke ndjekur shpërndarjen ekzistuese funksionale të banesës. Diferenca kryesore midis planit ekzistues dhe atij të propozuar, është qe plani ekzistues ka një konfigurim 2+1, që do të thotë që propozimi ynë shton një dhomë gjumi shtesë, duke shpërndarë hapësirat në një mënyrë të tillë që ato të jenë funksionale dhe me hapësirë të mjaftueshme për të kryer të gjitha aktivitetet qe kërkohen nga klienti. Hapësira e ndenjes plotësohet gjithashtu me një zonë studimi në të cilën është propozuar një bibliotekë dhe një kënd studimi, një dhomë gjumi master që ka një tualet personal, dy dhoma gjumi fëmijësh, banjo e përbashkët dhe dy ballkone, njëra prej të cilave ka pamje në jug dhe tjetra në lindje. Klientët kërkuan sa më shumë hapësira dollapesh brenda, duke çuar në shumë vende të fshehura magazinimi, dollape mbi kokën e krevatit dhe mobiljet e ballkoneve për si dollape shtesë.

The complex where the apartment is located is in the main node of Tirana, at Zogu i Zi. Having direct and easy access to the public infrastructure including all the urban elements, this complex offers maximal comfort with well-organized common spaces in its design. It can be accessible from two main streets such as ‘Dritan Hoxha’ Boulevard and ‘Muhamet Gjollesha’ Street.

The interior of the apartment is perfectly organized in order to comply with all functions for two people. The space is composed of a corridor which connects the living area with a dining and cooking space. A lovely balcony is the perfect panorama to a green open view. This apartment has a large integrated toilet with the laundry room inside and a bedroom for two, which also has the same view as the balcony. All the materials used are contemporary, showing a strong character which highly influences the interior design. The combination of the colors and the materials with natural textures, creates a dynamic and beautiful contrast that you can not only see but also feel.

The apartment has an area of 158 m2, fitting for a 3+1 typology The functions include the living room and the kitchen, 3 bedrooms, one of which has a “walk-in” closet, and 2 bathrooms. The apartment has strong visual elements in the materialization of its furniture and accessories. The furniture are treated with oak wood, which presents a warm color in the interior palette that easily combines with the selected wood flooring. The accessories of the apartment, such as frames, paintings and curtains are in cool colors to create a contrast with the warmth created by the colors of the furniture and wood flooring. As for the furniture, the concept of exposed shelves is applied in the corridor as well as in the living room. Lighting is also a personifying element of the apartment, where we see a combination of spotlights, pendant lamps and ceiling and wall rails. The latter are composed complementing each other by creating continuous strips on the plaster walls – which emphasizes the attention to the specific areas of the apartment.

Apartamenti ka elementë të fortë vizual në materializimin e mobilieve dhe në aksesoret plotësues të tij. Mobiljet janë trajtuar me dru lisi duke prezantuar në paletën përbërëse të apartamentit një ngjyrë të ngrohtë që kombinohet lehtësisht me parketin e përzgjedhur. Në mobilim është aplikuar koncepti i rafteve të ekspozuara si në koridor ashtu dhe në ndenje, dhe mbetet i thjeshtë në trajtim duke ndjekur linja të drejta. Ndiçmi është përdorur gjithashtu si një element personifikues i apartamentit, ku shihet kombinimi i spoteve, ndriçuesve të varur dhe shinave tavanore dhe murale. Keto të fundit janë kompozuar në kombinim me njëra tjetrën për të krijuar shiritë të pandërprerë në faqet e mureve të gipsit – trajtim i cili thekson vëmëndjen në ambjente specifike të apartamentit.

The building has mixed functions, residential and service units with a height of seven and eight floors above ground and two floors underground. The services are concentrated on the ground floor and have a surface of about 765 m². The object is located in Tirana on “Kahreman Ylli” Street, where the longest side is oriented. The service units are facing the street where there is a flow of movement, while the residents’ entrance and the entrance to the parking lot, the stair/elevator block and the electrical cabin are located at the back. From the first floor to the seventh floor, the building is residential.There are 8 apartments on each the floor. Each of the apartments has ample space and at least one loggia. The object has a regular geometric shape, with right angles and without going outside the contour of the facade. The spot has a section width of 16 and 18 m and a length of 46 m. The facade of the building is designed with brick cladding, thus making a volume connection. To make a difference, the soles of the lodges have been treated with black metal coating. Likewise, the parapets will have black metal elements.

The residence is located near New Bulevard and icludes a series of family apartments. Public spaces outside and on the top floor of the residence provide residents with the necessary infrastructure for socialization and relaxation. On the ground floor there suitable commercial spaces and the entrance to the residence.
Typical apartments have suitable spaces for each typologie. The dominant material in the façade, is the red brick.
The openings of the facade are a result of a regular grid implemented throughout the whole object, framed with a metallic profile. They are frequent and large to ensure maximum lighting of the environment. The shade is achieved by outdoor aluminium shutters.

Hapësira publike jashtë rezidencës dhe tarraca e shfrytëzueshme e tij, u ofron banorëve infrastrukturën e duhur për socializim dhe shplodhje. Kati përdhe akomodon hapësira të bollshme për aktivitete tregtare dhe gjithashtu shënon dhe hyrjen për në objekt.

The entrance to the residence is done from a public space on the east side of the building, used for socialization and relaxation. The shape of the building offers the opportunity to create green spaces on the terrace for residents.
The apartment spaces range from modest to luxurious apartments with private terraces. Red brick is the dominant material in the facade, which has regular openings at a certain rhythm. The openings are large and framed with metal profiles giving the facade uniformity

On the ground floor there are suitable commercial spaces and two entrances to the residence.
Typical apartments are with modest spaces, while the top floor apartments are more luxurious and have more generous spaces and private green terrace.
In the facade, the dominant material is red brick. The facade openings are very neat rhythm and they are framed with metal profiles. The openings are large to best illuminate the interiors and the shading is provided through aluminum exterior shutters.
