STEM RESIDENCE

Stem Residence is a 12 story building which is located at Rruga e Barrikadave. It’s functions incude commercial, for
the ground floor, offices on the first floor, and residential for the remaining floors. The footprint of the building is a
simple rectangular shape, which remains the same accross all floors, with the element of the loggias being different
in each floor. This creates 4 typical floor typologies among the residential floor plans. Each floor contains up to 7
apartments placed around the central staircase and elevator. The most distinguishing feature of the building is its
facade, which is proposed with prefabricated elements composed in triangular shapes that create a very interesting
shadow element for the openings. Some of these elements are also proposed with integrated vases, so an altering
mosaic of greenery can be seen on the main southen and northern facade.

Stem Residence eshte nje pallat 12 katesh i cili ndodhet ne Rrugen e Barrikadave. Funksionet e tij përfshijnë
komerciale në katin përdhe, zyra në katin e parë dhe banim për katet e mbetura. Gjurma e ndërtesës është një
formë e thjeshtë drejtkëndore, e cila mbetet e njëjtë në të gjitha katet, ku elementi i lozhave është i ndryshëm në
çdo kat. Kjeshtu krijohen 4 tipologji tipike katesh banimi. Çdo kat përmban deri në 7 apartamente të vendosura
rreth shkallëve qendrore dhe ashensorit. Tipari më dallues i ndërtesës është fasada e cila propozohet me elemente
parafabrikate të kompozuara në forma trekëndore që krijojnë një element hijezues shumë interesant për carjet e
objektit. Disa nga këta elementë janë propozuar edhe me vazo të integruara, kështu që në fasadën kryesore jugore
dhe veriore mund të dallohen mozaike gjelbërimi.

SPLENDOR RESIDENCE

An ambitious project located in one of the new suburban development areas of Tirana. With a considerable space, the residential complex extends around the entire perimeter of the square, creating a “protected” common space for the residents. In order to avoid the monotony of a long and continuous facade, passages have been created at the height of 2 floors which also coincide with the visual accesses that connect the square entirely. Also, at the height of 5 floors, some of the blocks are moved horizontally, creating usable terraces. At the northern and southern ends are the 2 main entrances to the square, from where in each of them you can see the end of the other point and perceive the whole complex. Another important moment is definitely the horizontal connection; a bridge raised to the height of 4 floors which will be realized with metal construction. The facade follows a regular rhythm, where 2 levels of depth appear, which are differentiated from each other by the materiality and color used. The contrasts in these two elements emphasize even more the rhythm followed throughout the complex. The interior space of the residential complex creates micro green, semi-public spaces. Half-basketball courts, children’s playgrounds, gardens and recreational spaces around them. All of these are within the framework of the well-being and well-being of a healthy and social community, not only of the residents, but also of the surrounding society.

Një projekt ambicioz i vendosur në një nga zonat e reja të zhvillimit periferik të Tiranës. Me një hapësirë të konsiderueshme, kompleksi rezidencial shtrihet në të gjithë perimetrin e sheshit, duke krijuar një hapësirë të “mbrojtur” e të përbashkët për banorët. Për të shmangur monotoninë e një fasade të gjatë e të vazhduar, janë krijuar pasazhe në lartësinë e 2 kateve të cilat përkojnë edhe me akseset vizuale që lidhin sheshin tej e tej. Gjithashtu, në lartësinë e 5 kateve, disa nga blloqet zhvendosen horizontalisht, duke krijuar tarraca të shfrytëzueshme. Në skajin verior dhe atë jugor ndodhen 2 hyrjet kryesore për në shesh, nga ku në secilën prej tyre mund të shquash fundin e pikës tjetër e të perceptosh të gjithë kompleksin. Një moment tjetër i rëndësishëm është padyshim lidhja horizontale; një urë e ngritur në lartësinë e 4 kateve e cila do të realizohet
me konstruksion metalik. Fasada ndjek një ritëm të rregullt, ku shfaqen 2 nivele thellësie, të cilat diferencohen njëra me tjetrën nga materialiteti dhe ngjyra e përdorur. Kontrastet në këto dy elemente, theksojnë edhe më tepër ritmin e ndjekur në të gjithë kompleksin. Hapësira e brendshme e kompleksit të banimit, krijon mikro hapësirë të gjelbra, semi-publike. Gjysmë-fusha basketbolli, kënde lojërash për fëmijë, 2 lulishte të gjelbëruara dhe hapësira rekreative rreth tyre. Të gjitha këto janë në kuadër të mirëqenies dhe mbarëvajtjes së një komuniteti të shëndëtshëm e social, jo vetëm të rezidentëve, por edhe të shoqërisë përreth.

This building has a mixed service and residential function along its 10 floors. This facility is located on “Kolë
Popa” street, near the “Ali Demi” sports fields.
The ground floor accommodates the service spaces, while the residential units start from the first floor to the
tenth floor. On the ninth and last floor, the building has successive gradations in the southern facade, which
are the result of urban conditions. These steps coincide with the verandas of the apartments. Floor spots are
regular and mostly with right angles. The residential units are adapted to the volume of the object and are of
different typologies. The facade is planned to be ventilated with ceramic tiles in gray color, which undergoes
a break at the windows, creating a play of light and shadow. A horizontal metal element creates a separation
between the floors, stylizing the facade.

Objekti në fjalë ka një funksion të përzierë shërbimi dhe banimi përgjatë 10-të kateve të tij. Ky objekt është I
pozicionuar në rrugën “Kolë Popa”, pranë fushave sportive “Ali Demi”.
Kati përdhe akomodon hapësirat e shërbimit, ndërsa njësitë e banimit fillojnë në katin e parë deri në katin
e dhjetë. Në katin e nëntë dhe të fundit objekti pëson 2 shakllëzime në fasadën jugore, që vijnë si rezultat i
kondicioneve urbane. Këto shkallëzime përkojnë me verandat e apartamenteve. Njollat e kateve rezultojnë të
rregullta dhe kryesisht me kënde të drejta. Njësitë e banimit janë përshtatur me volumin e objektit dhe janë të
tipologjive të ndryshme. Fasada është parashikuar të jetë e ventiluar me pllaka qeramike në ngjyrë gri, e cila
pëson një thyerje tek dritaret, duke krijuar një lojë të dritë-hijes. Një element horizontal metalik krijon një ndarje
midis kateve duke stilizuar fasadën.

‘Altura’ is a 19 storey residential and service building in the sub-unit G24 of Tirana’s New Boulevard, near its Central Park.
The buildings’ service units are located on the ground, first, second and eleventh floor, while the rest of them are primarily housing. The residential units have different typologies and are adapted to the volume of the building. A concept applied to all of them is the implementation of a perimetral stripe in which balconies or extra interior spaces are placed, the function of which is determined by the residents. This bandage has the same dimension in every floor, but the distribution of balconies is different so as to create more options for the users to choose from.
Another element of particular importance for this building are the public spaces. The terraces of the building are designed to be used by the residents for different activities. Furthermore, the stair blocks have common balconies to enhance community interactions.
Finally, the building consists of a double facade. The first layer is a reflection of the internal organization of the apartments, while the second layer is a concrete grid that unifies the different volumes, but also places a common unit in the organization of the apartments. The service floors, also have 2 different layers on the facade, where the first is a continuous glass window while the second is a colonnade with concrete arches that joins the service floors and creates a different language from the living, while applying the same concept. Floors 2 & 11 wihch host services, are kept simple, with continuous glass facades that emphasize the volumetric varieties of the building.

‘Altura’ është një objekt banimi dhe shërbimi 19 kate në nënnjësinë strukturore G24 në Bulevardin e Ri, pranë Parkut të Ri të Tiranës.
Objekti ka njësitë e shërbimit të vendosura në tre katet përdhe dhe katin e njëmbëdhjetë, ndërsa katet e tjera kanë funksion parësor banimin. Njësitë e banimit janë përshtatur me volumetrinë e objektit dhe janë të tipologjive të ndryshme. Një koncept i aplikuar në gjithë njësitë e banimit është krijimi i një fashe perimetrale, ku janë vendosur ballkonet ose hapësira të brendshme ekstra, funksionin e të cilave banorët e përcaktojnë vetë. Nga kati në kat, kjo fashë ka të njëjtin dimension, por shpërndarje të ndryshme të ballkoneve për të krijuar sa më shumë opsione apartamentesh për përdoruesit.
Një element tjetër me rëndësi të veçantë për këtë objekt, janë hapësirat publike. Taracat e ndërtesës janë projektuar për të qenë të shkrytëzueshme nga banorët. Për më tepër, blloqet e shkallëve kanë ballkone të përbashkëta për të përforcuar ndërveprimet e komunitetit.
Së fundmi, objekti përbëhet nga një dopio fasadë. Shtresa e parë është reflektim i organizimit të brendshëm të banesave, ndërsa shtresa e dytë është një grid betoni që unifikon volumetritë e ndryshme, por vendos edhe një njësi të përbashkët në ndarjet e apartamenteve. Katet e shërbimeve, gjithashtu, kanë 2 shtresa të ndryshme në fasadë, ku e para është një vetratë xhami e vazhduar ndërsa e dyta është një kolonadë me harqe betoni që bashkon katet e shërbimit si dhe krijon një gjuhë të ndryshme nga banimi, pavarësisht aplikimit të të njëjtit koncept. Katet 2 & 11 në të cilat ka shërbime, janë lënë të pastra, me fasada xhami të vazhduara që theksojnë ndarjen volumetrike të objektit.

The bulding has a mixed service and residential function along its 12 floors. Housing starts on the 2nd floor and continues up to the 11th floor, while the service is located on the ground floor and the first floor. The proposed facility is located on “Besim Imami” street. The volume of the building is seen as a clean compact volume with some fragmentation on the top floors. The fragmentation creates several terraces that break up the volume and give it a volumetric movement from the eighth floor to the top floor. This movement is done on the northern facade of the building, which is located on the back side of the street. The building on the ground floor is characterized by a passage and a colonnade from the pedestrian street side. The section of the object is 12.4 m wide and 33.4 m long. The facades have the possibility of maximum opening for lighting and ventilation with window modules varying from 1m to 3.2m. The residential floors are positioned from the second floor to the 12th floor. They accommodate a total of 37 apartments of 3+1, 2+1 and 1+1 typologies.

Objekti që do të ndërtohet ka një funksion miks shërbimi dhe banimi përgjatë 12 kateve të tij. Banimi fillon ne katin 2 dhe vazhdon deri ne katin e 11, ndersa sherbimi vendoset ne katin perdhe dhe katin e pare. Objekti i propozuar ndodhet ne rrugen “Besim Imami”. Këto vende parkimi janë të llogaritura si 1 njësi për apartament plus 1 njësi per çdo 100 m2 të katit përdhe me funksion shërbim. Objekti nga ana volumetrike eshte pare si nje volum i vogel kompakt por me disa shkallezime. Keto shkallezime krijojne disa taraca qe e thyejne volumin e paster dhe i japin atij nje levizje volumetrike nga kati tete deri ne katin e fundit. Kjo levizje behet ne fasaden veriore te objektit e cila ndodhet nga ana veriore e tij. Objekti ne katin perdhe karakterizohet nga nje pasazh dhe nje kolonade ne fasaden ballore nga ana e rruges. Seksioni i objektit eshte i gjere 12.4 m dhe i gjatë 33.4m. Fasadat kanë mundësi për hapje maksimale për ndricim dhe ventilim me module dritaresh qe varijojne nga 1m ne 3.2m. Katet e banimit janë të pozicionuara nga kati i dyte deri në katin e njembedhjete. Ato akomodojnë ne total 37 apartamente të tipologjive 3+1, 2+1 dhe 1+1.

Residential Building Materia

Materia Residential Building is a 12 story building located along the Transbalkan street in Vlore, Albania. The ground floor has
a bigger height and is dedicated to services and office spaces for the building. Each of the floors has 6 apartments of different
typologies. This pattern changes only on the last floor of the building which had a different and smaller footprint and is composed
for one apartment only. The composition of the floors is distributed by having the staircase and the elevator placed as a block
in the center of the plan, and apartments surrounding it.
The most distinguishing element of the building is certainly its facade. The facade is made up of prefabricated concrete elements
that are composed in a triangular composition, forming a net-like pattern that connects all three facades of the building and
surrounds it’s whole perimeter. Each apartment has it’s own balconies that are either facing the eastern or the western side of
the building. The balconies connect with each other on a continuous manner, having only a small partition which separated them.

Ndërtesa Rezidenciale Materia është një ndërtesë 12 katëshe e vendosur përgjatë rrugës Transballkanike në Vlorë, Shqipëri.
Kati perdhe ka nje lartesi me te madhe dhe eshte i dedikuar per sherbime dhe ambjente zyrash per pallatin. Secili kate ka
nga 6 apartamente te tipologjive te ndryshme. Ky model ndryshon vetëm në katin e fundit të pallatit i cili kishte një gjurmë të
ndryshme dhe më të vogël dhe përmban vetëm një apartament. Përbërja e kateve shpërndahet duke vendosur si bllok në qendër
të planimetrisë shkallët dhe ashensorin dhe apartamentet që e rrethojnë atë.
Elementi më dallues i ndërtesës është padyshim fasada e saj. Fasada përbëhet nga elementë të parafabrikuar të betonit, të
vendosur ne menyre trekëndore, duke formuar një model në formë rrjete që lidh të tre fasadat e ndërtesës dhe rrethon të gjithë
perimetrin e saj. Secili apartament ka ballkonet e tij që kanë pamje nga ana lindore ose perëndimore e ndërtesës. Balonet lidhen
me njëri-tjetrin në mënyrë të vazhdueshme, duke pasur vetëm një ndarje të vogël që i vecon.

Embassy Residences

The Embassy Residence located in the heart of Tirana comprises a number of luxury apartments ranging from two to four bedrooms. The ground floor houses a restaurant and a retail area as well as a main staircase for residents to access their apartments. In addition to the main staircase the apartments can also be accessed through the stepped gardens that envelope the exterior of the building. The apartments display contemporary design principles with ample spaces and plenty of natural light penetrating through the glazed facade.

The facade is a harmonious mixture of glass, metal shutters and stone. The materials used in the ground floor are heavy and rough to the touch, while the upper floors display more finesse. Plants have also been used throughout the external envelope of the building, giving this urban residence a touch of nature and fresh air. A swimming pool is placed on the terrace for all residents to enjoy Albania’s hot summers.

The Nest Residence

The Nest Residence has a mixed service and residential function along its eight floors. This facility is located on “Sali Nivica” street, behind the Museum of Natural Sciences.
The ground floor accommodates the service spaces, while the residential units start from the first floor to the seventh floor.
The object has a volume characterized by successive gradations, created as a result of urban planning rules. These steps coincide with the verandas of the apartments. Floor spots are regular and mostly with right angles. The residential units are adapted to the volume of the object and are of different typologies.
The main material used in the facade is brick. The entire facade is covered with 12 cm wide bricks. At certain moments, to keep the rhythm of the openings, but in the inability of the internal function to have openings, bricks were used as an architectural element. In these areas of the facade, it protrudes 3 cm according to a certain rhythm, creating areas with relief and shading. Used in this way, the brick becomes an architectural element that not only complements, but also distinguishes the building from its context.

The Nest Residence ka një funksion te perzier shërbimi dhe banimi përgjatë tetë kateve të tij. Ky objekt është I pozicionuar në rrugën “Sali Nivica”, pas Muzeut të Shkencave të Natyrës.
Kati përdhe akomodon hapësirat e shërbimit, ndërsa njësitë e banimit fillojnë në katin e parë deri në katin e shtatë.
Objekti ka një volum të karakterizuar nga shkallëzime të njëpasnjëshme, të krijuara si pasojë e rregullave urbanistike. Këto shkallëzime përkojnë me verandat e apartamenteve. Njollat e kateve rezultojnë të rregullta dhe kryesisht me kënde të drejta. Njësitë e banimit janë përshtatur me volumin e objektit dhe janë të tipologjive të ndryshme.
Materiali kryesor i përdorur në fasadë është tulla. E gjithë fasada vishet me tullë me gjerësi 12 cm. Në momente të caktuara, për të mbajtur ritmin e hapjeve, por në pamundësi të funksionit të brendshëm për të pasur hapje, është përdorur tulla si element arkitektonik. Në këto zona të fasadës ajo vendoset e dalë 3 cm sipas nje ritmi te caktuar duke krijuar zona me rilief dhe hijezim. E përdorur në këtë mënyrë, tulla shndërrohet në një element arkitektonik që jo vetëm plotëson, por edhe e dallon ndërtesësn nga konteksti.

Nikola Tower

‘Nikola Tower’ is a 15 storey residential and service building, located on Nikolla Tupe street, in Tirana. The buildings service units are
located on the first 3 floors, while the rest of the buildings function is housing. The housing units consist on a combination between
standard apartments (of 3+1, 2+1, and 1+1 typologies) with more spacious apartments and a duplex on the last two floors.
What makes this project special is its materiality. The exterior of the building will be constructed with the “rammed earth” technique
consisting on a framework filled with different layers of damp earth, which typically includes a mixture of selected aggregates. After the
first layer is added, it is compressed into around half its original volume. This process is repeated until the frame is filled and after its
removal it forms a compact structure of different earth tones texture.
The volume is compact and characterized by clean geometric shapes. Alongside the first 3 floors the volume inclines inward creating an
upside down trapezoidal shaped volume. By this concept, it not only becomes possible to highlight exteriorly the change of functions
on the interior but also the space created on the ground floor due to the inclination makes the building more inviting.

‘Nikola Tower’ është një objekt banimi dhe shërbimi 15 kate mbi tokë dhe 2 nëntokë, me vendndodhje në rrugën Nikolla Tupe,
Tiranë. Njësitë e shërbimit janë të vendosura në 3 katet e para ndërsa pjesa tjeter është në funksion të banimit, i cili nderthuret midis
apartamenteve tip (te tipologjive 3+1, 2+1, dhe 1+1) me apartamente me te bollshme dhe nje dupleks ne dy katet e fundit.
Ajo që e bën të veçantë këtë projekt është materialiteti. Eksterieri i objektit do të realizohet me teknikën “rammed earth” e cila
nënkupton ndërtimin me anë të përzierjes së agregateve të zgjedhura të cilat pasi derdhen dhe ngjeshen në vënd sipas formës së
diktuar, formojnë një strukturë të qëndrueshme e cila pas tharjes shfaqet me nuanca të ndryshme. Kjo është një teknikë e vjetër në
thelb por sot vjen e përshtatur me metodat e avancuara të ndërtimit.
Për sa i përket volumetrisë, volumi është kompakt dhe karakterizohet nga forma të pastra gjeometrike. Reduktimi i gjurmës në mënyrë
graduale në 3 katet e para rezulton në inklinimin e objektit përgjatë njësive të sherbimit. Në këtë mënyrë bëhet i mundur evidentimi
në fasadë i ndryshimit të funksioneve në interier, gjithashtu hapësira e krijuar në katin përdhe për shkak të tërheqjes e bën objektin
me ftues.

INDIVIDUAL VILLA E.B

This individual villa is located on a hilly terrain characterized by the presence of an olive grove. This place is very special for the owner who is connected to the landscape and wanted a villa which emphasized the view from the olive trees, for herself and her son. For this reason, this villa has its main orientation from the olive trees, which also coincides with the South- West orientation. A series of platforms and stairs have been used to solve the problem of the steep terrain, which can be used as outdoor accommodation.

To suit the owner’s requirements, the villa is intended as two separate living spaces. The ground floor is for the owner and the first floor for her son. Both floors have living rooms, cooking facilities and bedrooms. Vertical movement is created with a ladder on the North-East side of the building, slightly more isolated than the rest, creating an intimacy for users. There is also an external spiral staircase which connects directly to the terrace of the building, creating a larger outdoor space.

Kjo vilë individuale ndodhet në një terren kodrinor të karakterizuar nga prania e një ullishteje. Ky vend është shumë i veçantë për pronaren e cila është e lidhur me peisazhin dhe donte një vilë e cila e theksonte pamjen nga pemët e ullirit, për vete dhe për djalin e saj. Për këtë arsye kjo vilë orientimin kryesor e ka nga pemët e ullirit që përkon edhe me orientimin Jug – Perëndim. Për të zgjidhur problemin e terrenit të pjerrët janë përdorur një seri platformash dhe shkallësh, të cilat mund të përdoren si ambjente qëndrimi të jashtme.

Për t’iu përshtatur kërkesave të pronares, vila është menduar si dy hapësira banimi të ndara. Kati përdhe është për pronaren dhe kati i parë për djalin e saj. Të dy katet kanë dhoma dite, ambjente gatimi dhe dhoma gjumi. Lëvizja vertikale krijohet me shkallë ne anën Veri- Lindore të ndërtesës, pak më të veçuara se pjesa tjetër duke krijuar një intimitet për përdoruesit. Gjithashtu kemi edhe një shkallë të jashtme spirale e cila lidh direkt me tarracën e godinës, duke krijuar një hapësirë më të madhe të jashtme.
