The proposed building is an eleven story mixed use typology building. The residential units are proposed from the
4th to the 11th floor, while from the ground floor to the fourth floor we have proposed sevice units and office uses.
There are 3 undergound floors in total, accessible through a car elevator by car, and an elevator and staircase for
the vertical distribution. The volume’s property line is what defines it’s unique volume of a triangular shape. We
have rounded the otherwise sharp edges of the building to soften its visual impact from both the outside and the
inside. The volume had 3 facades, with the longest one being 42 meters looking over the New Cetral Park of the
Boulevard, while the other two facades are paralel to the propoerty line and look onto the northern and western
sides. On the last floor there is a retraction of the volume, which creates an uninterrupted terrace for the units of
this floor.

Objekti që do të ndërtohet ka një funksion miks banimi dhe shërbimesh përgjatë njëmbëdhjetë kateve të tij. Banimi
do të shtrihet në katet 4 deri në 11, ndërsa shërbime nga kati 1 deri ne katin 4. Katet nentoke do te jene 3.
Aksesimi I automjeteve do te behet nepermjet ashensorit te automjeteve ndersa I njerezve do te kryhen nepermjet
shkalleve dhe ashensorit qe shkon deri ne katin -3. Kati përdhe ofron hapësirat e shërbimit dhe hyrjen për banorët.
Qarkullimi vertikal ndodh përmes shkallëve dhe ashensorit. Objekti si volum ngrihet nga nje gjurme trekendore,
cepat e të cilit janë rrumbullakosur per te zbutur impaktin vizual te ketij volumi te mprehte. Ndarjet e hapesirave
ne kateve rezultojne të rregullta dhe kryesisht me kënde të drejta. Volumi ka një shtrirje rreth 42 meter në brinjën
më të gjatë të gjurmes trekëndore, fasade e cila shikon drejt jug-lindjes dhe shikon direkt mbi parkun qendror te
Bulevardin te Ri. Dy faqet e tjera të volumit shkojne paralel me vijen e ndërtimit te dy rrugëve të propozuara në
masterplanin e Bulevardit të Ri. Keto dy fasada shikojnë ne veri dhe ne perëndim. Në katin e fundit, ka nje terheqje
ne faqen veriore dhe perëndimore. Këto tërheqje mundësojnë krijimin e tarracave në funksion të apartamenteve
të pozicionuara në këtë kat.
