The proposed complex has a mixed hotel and residential function, with a height of 1, 3, 4, 5 and 8 floors above ground and an underground parking floor. The hotel is concentrated in two buildings that are connected on the ground floor, where the entrance is positioned and occupies an area of 8400 m². The housing is concentrated in all other proposed buildings 3, 4 and 5 floors and occupies a total area of 29295 m². Each of the typologies will function independently of each other.
In relation to the plot, the residential buildings are located at the back of the hotel. All buildings are accessed by a perimeter road around the plot and other auxiliary roads inside the square. Conceptually, all buildings are proposed as straight and regular volumes but with a wavy and very fluid perimeter balcony. This balcony integrates very naturally with the green crown that will be created inside and around the perimeter of the plot.

Kompleksi i propozuar ka funksion miks hoteleri dhe banim, me një lartësi prej 1,3, 4 ,5 dhe 8 katesh mbi tokë dhe një kat parkimi nëntokë. Hoteleria është e përqëndruar në dy objektet që lidhen në katin përdhe, ku është pozicionuar hyrja dhe zë një sipërfaqe prej 8400 m². Banimi është i përqëndruar në të gjithë objektet e tjera të propozuara 3, 4 dhe 5 kate dhe zë një sipërfaqe totale prej 29295 m². Secila prej tipologjive do të funksionojë e pavarur nga njera-tjetra.
Në raport me parcelën objektet e banimit janë të vendosura në pjesën e pasme të hotelit. Të gjithë objektet aksesohen me rrugë perimetrale rreth parcelës dhe rrugë të tjera ndihmëse në brendësi të sheshit. Konceptualisht të gjithë objektet janë propozuar si volume të drejta dhe të rregullt por me një ballkon perimetral i valëzuar dhe shumë fluid. Ky ballkon ndërthuret shumë natyrshëm me kuroren e gjelbëruar që do të krijohet në brendësi dhe në perimetër të parcelës.
